Sargent Smart Lock Installation: The Katy Owner’s Guide
We stock and install Sargent-compatible smart lock hardware for residential and commercial doors across Katy, with most jobs completed same-day. A full Sargent smart lock installation in Katy typically runs $340-$620 installed, depending on whether we’re retrofitting an existing Sargent mortise or replacing a standard deadbolt with a new Sargent smart trim. We carry the full Sargent line, including the 11 Line and 10 Line electrified levers, on our trucks.
Most Katy homeowners find us after their Sargent smart lock stops responding to credentials, the lever spins without retracting the latch, or the audit trail shows phantom entries after a humidity spike. In the subdivisions near Cinco Ranch and Grand Lakes, we’ve replaced more Sargent smart cylinders in the last three years than in the prior decade, as the first wave of 2016-2019 installations hits component wear.
Which Sargent Models This Applies To
Sargent smart lock hardware breaks into two families: the 10 Line cylindrical levers and the 11 Line mortise locks. The 10 Line uses a standard 2-3/4″ backset and fits most residential preps in Katy homes built after 2005. The 11 Line mortise requires a deeper pocket in the door edge, common in commercial builds and some custom homes in Firethorne and Cross Creek Ranch.
To identify your series, check the rose plate behind the lever for a stamped “10” or “11,” or remove the interior escutcheon and look for the label on the motor housing. The credential format matters too: older Sargent KP-10 keypads use standalone PIN codes, while newer IP-enabled models need network configuration that most owners don’t have the software to reset.
We source OEM Sargent cylinders and motor housings through authorized distribution. For discontinued KP-series boards, we sometimes spec a quality aftermarket equivalent that maintains the same ANSI Grade 1 rating. The decision point is warranty: OEM carries Sargent’s 2-year electronics warranty, while aftermarket equivalents carry our 365-Day Done Right Promise.
Signs Your Sargent Smart Lock Installation Is Failing

- The lever rotates but the latch doesn’t retract. This usually means the clutch mechanism inside the smart trim has stripped. In Katy’s summer heat, the nylon clutch bushing degrades faster than Sargent’s published specs suggest. We’ve found this in fourteen-month-old installs during August service calls.
- Valid credentials are rejected intermittently, especially after rain. Moisture intrusion at the ribbon cable connection between the reader and the control board causes corrosion. The reader LED stays green, but the signal drops before the motor fires. This is more common on south-facing doors in Katy, where afternoon sun bakes the gasket compound.
- The lock beeps continuously or the LED flashes red-green in a pattern not in the manual. This indicates a firmware fault or low voltage from a failing battery pack in wireless models. Hardwired POE models rarely show this unless the ethernet run exceeds 100 meters or the switch port is underpowered.
- The audit log shows entries at impossible times, or entries you didn’t make. A failing real-time clock chip on older KP-10 boards drifts, then corrupts timestamps. In one Katy office off Mason Road, the log showed a 3:47 AM entry every Tuesday for six weeks; the clock chip was running 40 minutes fast and looping.
- The motor sounds labored and the battery drains within weeks. The cam interface between the motor and the latch mechanism is binding, usually from improper door alignment or a sagging frame. The motor draws excess amperage, killing batteries or browning out POE supply. We see this most in newer Katy construction where the frame hasn’t settled.
Before
AfterReplacement Cost & What’s Included
| Service | Typical Range | What’s Included |
|---|---|---|
| Sargent smart cylinder replacement (10 Line) | $340-$480 | OEM cylinder, rekey to existing master key, programming, Haven Standard photo record |
| Sargent smart trim/motor housing swap (10 Line) | $420-$580 | Complete interior trim, clutch assembly, credential transfer, firmware update |
| Sargent 11 Line mortise smart conversion | $520-$620 | Mortise body inspection, smart trim install, door prep adjustments if needed |
| Network configuration / software reset | $85-$140 | IP address assignment, credential database rebuild, admin credential setup |
The range depends on three factors: whether your existing Sargent hardware is Grade 1 (heavier, longer-lasting, more expensive to match), whether the door needs edge prep modification, and whether you need credential migration from a lost admin PIN. We quote the full installed price on the phone before dispatching. Haven Standard Clause 1: the price on the phone is the price on the invoice. No call-out surcharge, no “while I’m here” add-ons. The technician is not permitted to change the price at your door. This rule has been in place since 2002.
Every installation carries our 365-Day Done Right Promise. If the lock doesn’t perform as specified, we return and make it right. The documented photo record from your visit stays on file, and we leave you a written warranty card with the serial numbers of every part installed.
DIY or Call Us?

There’s a safe middle ground. You can verify the power source (battery voltage or POE continuity), check for obvious ribbon cable damage at the interior trim, and confirm the door isn’t binding in the frame. These checks take ten minutes and rule out the simple stuff.
What you shouldn’t attempt: removing the smart cylinder while the motor is energized can damage the position sensor, and forcing a stripped clutch by reefing on the lever bends the internal cam. The 11 Line mortise has a spring-loaded auxiliary deadbolt under tension; if the cover plate shifts during disassembly, the bolt can snap forward with enough force to scar the door edge. We’ve repaired that damage in three Katy homes this year.

FAQs
In Katy’s climate, the electronics typically run 5-7 years before the first component failure, though we’ve seen clutch bushings go in 18 months on unshaded south doors. The mechanical chassis often outlasts two electronic generations. Call (832) 402-8386 and we’ll assess whether your hardware is worth repairing or due for full replacement.
Sometimes. A failed ribbon cable or corroded battery contact is a $40-$90 repair. A stripped clutch or dead motor housing requires replacement of the smart trim assembly. We diagnose before ordering parts, so you know the exact cost before we start.
A 10 Line cylinder or trim swap takes 45-75 minutes on site. An 11 Line mortise conversion runs 90-120 minutes if door prep is standard. We schedule a two-hour window and usually finish early. The price doesn’t change either way.
We carry 10 Line and 11 Line smart cylinders, motor housings, and clutch assemblies for the most common credential formats. For discontinued KP-series boards or specialized POE modules, we overnight from Houston distribution and return the next business day. You’ll know before we dispatch whether your part is on the truck or on order.
